Politicians love green buildings

A recent story in the San Francisco Chronicle highlights Hines’ new project. One of the hidden benefits of green buildings to developers is time to market and certainty of political approval. Hines got the go-ahead to build a LEED Platinum building on The Embarcadero, despite the fact that it would be about 55 feet taller than what is allowed on the waterfront. Hines expects the LEED Platinum building to contain such features as solar panels, recycled wood and an onsite wastewater recycling system. The building will also feature “green walls” outside the building. In an intelligent move, the Planning Commission demanded that Hines secure a LEED-CS preliminary certification rating at the Platinum level. LEED-CS is the only rating system that offers a pre-certification, intended to help developers market the building.
