      <title>Truth About Green Building Performance Revealed in New Book by Leading Green Building Consultant</title>

The World&#8217;s Greenest Buildings, from UK publisher Routledge, looks at buildings constructed since 2003, which were willing to release a year&#8217;s worth of energy use data and, where possible, water use data. In order to be included in this green building book, buildings had to have a LEED Platinum or equivalent top rating from a national green building rating program, represent a non&#45;residential type, and be at least 50,000&#45;sq.ft. in size.

&#8220;We were aiming at the top&#45;rated green buildings built in the past 10 years,&#8221; said Yudelson, &#8220;with the goal of giving guidance to future projects in terms of best&#45;practice energy and water performance, but also to refute the claims that green buildings don&#8217;t perform. In fact, the average building we profile uses almost two&#45;thirds less energy than the 2003 average of U.S. commercial buildings.&#8221;With 55 case studies from 18 countries, we found out what to expect from high&#45;performance green buildings in most of the major climate zones around the world.

 Leading green building and sustainability consultant Jerry Yudelson releases his annual list of &#8220;Top 10 Megatrends&#8221; for the green building industry. Yudelson says, &#8220;It looks like a good year ahead for the green building industry. Based on our experience, it seems clear that green building will continue its rapid expansion globally in 2013 in spite of the ongoing economic slowdown in most countries of Europe and North America. More people are building green each year, with 50,000 LEED projects underway by the latest counts; there is nothing on the horizon that will stop this Mega&#45;trend or its constituent elements.&#8221;

It seems clear to us that green building will continue its rapid expansion globally in 2013 in spite of the ongoing economic slowdown in most countries of Europe and North America.

Yudelson&#8217;s &#8220;Top Ten Green Building MegaTrends&#8221; for 2013 include:Green building in North America will rebound strongly in 2013, in terms of LEED project registrations. Yudelson says, &#8220;Even with commercial and governmental projects proceeding at a lower level, there should be faster growth in green retrofits, with surging college and university projects, along with NGO activity.&#8221;The focus of the green building industry will continue its switch from new building design and construction to greening existing buildings. The fastest growing LEED rating system the past three years has been LEED for Existing Buildings Operations and Maintenance (LEED O+M), with cumulative floor area in these certified projects now greater than in new construction. Jerry Yudelson&#8217;s green building book, Greening Existing Buildings, documents the strategic and tactical components of this trend.Green Buildings will increasingly be managed in the &#8220;Cloud,&#8221; represented by the large number of new entrants and new products in fields of building automation, facility management, wireless controls and building services information management in 2011 and 2012. Yudelson says, &#8220;2013 could well become &#8216;The Year of the Cloud&#8217; for how quickly this trend will manifest.&#8221;
Awareness of the coming crisis in fresh water supply, both globally and in the U.S., will increase. Leading building designers, owners and managers will be moved to take further steps to reduce water consumption in buildings by using more conserving fixtures, rainwater recovery systems and innovative new onsite water technologies. Jerry&#8217;s recent water conservation book, Dry Run: Preventing the Next Urban Water Crisis, shows how this is being done in green buildings all over the developed world.
The global green building movement will continue to accelerate, as more countries begin to create their own green building incentives and developing their own Green Building Councils. Nearly 90 countries with incipient or established green building organizations, on all continents, will drive considerable global green building growth in 2013. At the end of 2012, 40 percent of all LEED&#45;registered projects were located outside the U.S. LEED projects are now being pursued in more than 130 countries, with LEED&#8217;s &#8220;Alternative Compliance Path&#8221; serving to facilitate the process.
Zero&#45;net&#45;energy buildings will become increasingly commonplace, in both residential and commercial sectors, as LEED and ENERGY STAR certifications and labels have become too commonplace to confer competitive advantage among building owners. Developers of speculative commercial buildings will also begin to showcase Zero Net Energy designs, to gain marketplace advantages.
Green Building Performance Disclosure will be the fastest emerging trend, highlighted by new carbon reductions requirements in California (AB 32), the City of Seattle and many other jurisdictions. Commercial building owners will have to disclose actual green building performance to all new tenants and buyers and in some places, to the public at large.
Transparency and &#8220;Red List&#8221; chemicals will become increasingly a subject of contention, as manifested through such tools as the new Health Product Declaration and the inclusion of points for avoiding certain chemicals contained in LEEDv4, currently scheduled for release in June 2013. Environmental and Health Product Declarations will begin to appear in large numbers in the next 2&#45;3 years, as building product manufacturers increasingly try to gain or maintain market share based on open disclosure of chemical ingredients.
Local and state governments will step up their mandates for green buildings for both themselves and the private sector. There should be at least 20 new cities of significant size with commercial sector green building mandates, mostly in the &#8220;Blue&#8221; states. The desire to reduce carbon emissions by going green will lead more government agencies, universities, hospitals and corporate owners to require green buildings from design and construction teams.
Solar power use in buildings will continue to grow, given the prospect of increasing focus on implementing aggressive state&#45;level renewable power standards (RPS) for 2020 and the move toward zero&#45;net&#45;energy buildings. As before, third&#45;party financing partnerships will continue to grow and provide capital for large rooftop systems on warehouses and retail stores, as well as on homes.

We must deal proactively with our vital but overstressed water resources, both in the US and in other countries.&#8221; In fact, according to Yudelson, water conservation is also the cheapest form of energy conservation, &#8220;so you get a two&#45;for&#45;one benefit.&#8221;

Warnings and what can be done about the potential for future urban water crisis will be the keynote focus of green building expert and sustainability consultant Jerry Yudelson at the annual Florida Green Building Coalition (Florida GBC) Conference on September 14th. Florida GBC is the state&#8217;s leading green building organization and the conference, GreenTrends 2012, to be held at the PGA National Resort in West Palm Beach, expects to draw more than 250 people for the all&#45;day event.

Florida Green Building Coalition Executive Director Suzanne Cook said, &#8220;We chose Jerry Yudelson to keynote this year&#8217;s conference because of his leading role as an author and advocate in promoting efforts to prevent future urban water crises. We believe that green building professionals and public officials need to focus more attention on water, as it&#8217;s on the cusp of a major technological revolution and offers major green jobs potential.&#8221;

Yudelson&#8217;s presentation at the Florida GBC event deals specifically with strategies that green building professionals, public officials and public agencies can take in order to head off future water scarcities caused by droughts, climate change and population growth. He offers these strategies in a new three&#45;part video series, &#8220;Water Wars.&#8221;

The green building and sustainability consultant said, &#8220;If we are serious about cutting our carbon emissions, we have to deal with water conservation. Most people know that Florida gets nearly two&#45;thirds of its water from groundwater, but haven&#8217;t thought about the energy it takes to pump, treat and deliver that water and that a huge amount of natural gas is used for heating water. Because of this connection, we have found that water conservation is the cheapest form of energy conservation.&#8221;

Yudelson is the author of the seminal book presenting design and planning options for increasing water abundance, Dry Run: Preventing the Next Urban Water Crisis. While he advocates for technological solutions, Yudelson also claims, &#8220;We must change our approach to treating water as a free good and instead recognize it as a vital resource for our entire economy.&#8221;

Noted green building expert, author, water crisis guru and sustainability planning consultant, Jerry Yudelson has released a three&#45;part video series entitled &#8220;Water Wars&#8221; on his YouTube video channel, www.youtube.com/jyudelson.

The videos are based on Yudelson&#8217;s book, &#8220;Dry Run: Preventing the Next Urban Water Crisis,&#8221; which outlines how cities can prepare for a coming era of water scarcity throughout the US and much of the world, brought about by global climate change, increasing urban populations and a growing &#8220;water footprint&#8221; from human activity.

What we are trying to accomplish with this video series is to engage large numbers of people to prevent future urban water crises, which have become annual events in parts of the United States.

The green building consultant spoke about the &#8220;Water Wars&#8221; videos, by saying, &#8220;What we are trying to accomplish with the video medium is a new way to reach large numbers of people, so they can develop an understanding about how to prevent future urban water crises, which have become annual events in parts of the United States.&#8221;

The videos consist of three parts: first, an introduction to the water supply problems facing us over the coming decade; second, a discussion about the importance of changing the way we build our homes, buildings and cities; and third, action steps people, institutions and political leaders can take right now to prevent future urban water crises in their community.

&#8220;I&#8217;ve designed these videos,&#8221; said Yudelson, &#8220;to provide an understandable introduction to preventing future water crises, at a level that can promote community dialog about viable water futures. I find that much of the professional discussion about water issues is simply too complex for the average person to grasp. These videos fill a much needed gap in public education and are designed to spur people to action.&#8221;

Yudelson said, &#8220;With this larger audience in mind, I decided to take a creative approach with the videos. I wanted to avoid your typical talking&#45;head piece. I decided to partner with a local artist, Jodi Netzer. I thought her creative perspective would perk up more ears and demonstrate how art, engineering and public policy can work together.&#8221;

The videos were produced by Jodi Netzer, a Tucson&#45;based graphic designer, community arts organizer and performing artist, who has been the chief organizer of Tucson&#8217;s annual The Water Festival, at which Yudelson spoke this year. Netzer created &#8220;The Water Festival: Synergy of Art, Science, and Community,&#8221; and Yudelson says he believes that this title expresses how the three need to be linked to come up with creative solutions to persistent water challenges.

Noted green building consultant, green building book author and sustainability planning expert, Jerry Yudelson, CEO of Yudelson Associates, addressed this topic at a large gathering of public officials and Spanish LEED and green building experts on June 4, 2012 in Bilbao, Spain, giving the keynote speech at the celebration of Spain&#8217;s first LEED Platinum new green building.

In addition to Yudelson, speaking at the half&#45;day event were Sr. Ibon Areso, head of the Bilbao City Council; Sr. Aurelio Ramirez, CEO of the Spain Green Building Council; former US Green Building Council Vice&#45;Chair Zaida Basora of the City of Dallas; and Lynn Perkins, AIA, representing the Bill &amp;amp; Melinda Gates Foundation, Seattle, Washington.

In this presentation, I challenged the building industry&#8212;and those involved in green building and sustainable design in particular&#8212;to get serious about adopting high&#45;performance buildings as the New Normal.

In Yudelson&#8217;s keynote speech, &#8220;The Business Case for the Rapid Adoption of Green Building in Spain,&#8221; he said, &#8220;The key issue now in the green building industry is how such projects perform, using actual operating data, not design projections.
